Northern Virginia Real Estate Market Update - 4th Quarter 2024

There were 4,681 single family residential properties sold in the Northern Virginia real estate market in the 4th quarter 2024. This is down from 5,576 units sold in the previous quarter and up from 3,940 units sold during the same period in 2023. 

The median sold price for single family residential properties in the 4th quarter was $764,900.  This is down from a median sold price of $798,728 in the previous quarter and up from $725,000 for the 4th quarter 2023.  

Sold prices ranged from a low of $205,000 to a high of $25,500,000 in the 4th quarter.  Days-on-market ranged 0 - 1625 days with a median DOM of 22 days.  The median sold price as a percentage of the median original list price was 99%.  

There were 1,656 condominium unit sales in the 4th quarter 2024, down from 1,869 units sold in the previous quarter and up from 1,469 units sold in the 4th quarter 2023.  The sold prices ranged $89,000 - $4,300,00 with a median sold price of $414,500.  This is down from a median sold price of $420,000 in the previous quarter but up from $385,000 in the 4th quarter 2023.  The median days on market was 25 days in the 4th quarter with a median sold price as a percentage of the original list price of 99%. 

The Northern Virginia real estate market includes: Alexandria City, Arlington County, Fairfax County, Fairfax City, Falls Church City, Loudoun County, Manassas City, Manassas Park City, and Prince William County.

Alexandria City Real Estate:

There were 185 single family residential sales in the City of Alexandria in the 4th quarter 2024.  The sold prices ranged $287,500 - $4,250,048 with a median sold price of $900,000.  This is down slightly from a median sold price of $917,500 in the previous quarter and up from $885,000 in the 4th quarter 2023.  The days-on-market ranged from 0 - 182 days with a median days-on market of 21 days.  The median sold price as a percentage of the original list price was 98% in the 4th quarter.     

The median sold price for condominium units in the City of Alexandria market was $371,500 in the 4th quarter with 238 units sold. The sold price range was $140,000 - $4,300,000.  This is down from a median sold price of $377,500 for the same period in 2023 with 234 units sold and up slightly from $370,000 in the previous quarter with 269 unit sales.  The median sold price as a percentage of the original list price was 100% with a median days-on-market of 34 days.

Arlington County Real Estate:

There were 223 single family residential sales in the 4th quarter in Arlington County.  Sold prices ranged $460,000 - $4,176,960 with a median sold price of $1,174,100. This is up from a median sold price of $1,165,000 in the 3rd quarter 2024 and down slightly from $1,182,500 in the previous quarter. Days-on-market ranged from 0 - 205 days with a median days-on-market of 27 days.  The median sold price as a percentage of the original list price was 98%.    

There were 241 condominium unit sales in Arlington County with a sold price range of $89,000 - $3,150,000 and a median sold price of $460,000.  This is down from a median sold price of $490,000 with 263 units sold in the previous quarter and up from $434,900 from the same period in 2023 with 209 units sold.   Days-on-market ranged 0-236 days in the 4th quarter with a median DOM of 15 days. The median sold price as a percentage of the original list price was 97%.

Fairfax County Real Estate:

There were 2,013 single family residential sales in the Fairfax County market in the 4th quarter 2024.  The median sold price was $804,000, down from a median sold price of $824,500 in the previous quarter and up from $762,000 in the 4th quarter 2023 with 1,676 units sold.  The sold prices ranged from a low of $195,000 to a high of $25,500,000 in the 4th quarter with a median days-on-market of 27 days.  The median sold price as a percentage of the original list price was 101%.   

There were 678 residential condominium units sold in Fairfax County in the 4th quarter 2024, down from 742 units in the previous quarter and up from 574 units sold in the 4th quarter 2023. The sold price range was $135,000 - $2,754,000 with a median sold price of $375,000.  This is up from a median sold price of $341,830 for the same period a year earlier and down slightly from $380,000 in the previous quarter.  The median sold price as a percentage of the original list price was 100% with a median days-on-market of 24 days.

Fairfax City Real Estate:

There were 43 single family residential sales in the Fairfax City market in the the 4th quarter with a median sold price of $840,000.  This is up from a median sold price of $807,000 with 65 sales in the previous quarter and up from $799,000 for the same period a year earlier with 48 sales.   The sold price range was $520,000 - $1,950,000 in the 4th quarter with a median days-on-market of 17 days. The median sold price as a percentage of the original list price was 101%.

There were 14 residential condominium unit sales in the 4th quarter.  The sold prices ranged $221,000 - $645,000 with a median sold price of $400,000.  This is up from a median sold price of $292,000 in the previous quarter with 17 sales. The median days-on-market was 7 days and the median sold price as a percentage of the median original list price was 98%.

Falls Church City Real Estate:

There were 18 sales of single family residential properties in City of Falls Church in the 4th quarter with a median sold price $1,367,500 and a sold price range of $625,000 - $2,545,000.  This is up from $1,068,750 in the previous quarter and down slightly from a median sold price of $1,370,000 for the same period in 2023.  The median sales-to-list price ratio based on the original list price was 94% in the 4th quarter with a median days-on-market of 18 days.

There were 8 condominium unit sales in Falls Church City with a median sold price of $507,000 and a range of $180,000 - $799,000.  This is down up from a median sold price of $635,000 in the 4th quarter 2023 with 11 sales. The median days-on-market was 44 days and the median sales price as a percentage of the original list price was 96%.

Loudoun County Real Estate:

There were a total of 970 single family residential properties sold in the Loudoun County market in the 4th quarter 2024 with a median sold price of $832,520 and a sold price range of $305,000 - $15,500,000. This is virtually unchanged from a median sold price of $833,868 with 1081 units sold in the previous quarter and up from $775,000 with 749 units sold in the 4th quarter 2023. The days-on-market ranged 0 - 1,627 days with a median DOM of 7 days. The median sold price to original list-price ratio was 101%.     

There were 269 condominium unit sales in the 4th quarter, up from 236 units sold during the same period in 2023.  The median sold price was $520,000, up from $505,000 in the previous quarter with 327 sales and also up from $484,500 in the 4th quarter 2023 with 236 sales.  The sold price range was $180,000 - $1,158,000 with a median days-on-market of 23 days. The median sold price as a percentage of the original list price was 99% in the 4th quarter.

Manassas City Real Estate:

There were 96 single family residential sales in the City of Manassas in the 4th quarter with a sold price range of $220,000 - $841,000. The median sold price was $564,750, up from a median sold price $525,000 in the previous quarter and up from $510,000 for the same period in 2023.  The median days-on-market was 7 days in the 4th quarter with a range of 0 - 203 days. The median sold price as a percentage of the original list price was 99%.

There were 21 condominium unit sales in the 1st quarter with a sold price range of $200,500 - $480,000 and a median sold price of $300,000.  This is down from a median sold price of $370,000 in the previous quarter but up slightly from a median sold price of $298,000 for the same period a year earlier.

Manassas Park City:

There were 25 single family residential sales in Manassas Park City in the 4th quarter.  The sold price range was $332,500 - $715,000. The median sold price was $420,000, down from a median sold price of $420,000 in the previous quarter and down from $432,000 for the same period 2023. The median days-on-market was 12 days in the 4th quarter and the median sold price as a percentage of the original list price was 99%.

There were 6 condominium unit sales in Manassas Park City with a sold price range of $253,750 - $565,690 and a median sold price of $342,500.   This is up from a median sold price of $322,450 in the previous quarter and also up from $325,000 in the 4th quarter 2023.  The sales price to list price ratio was 100% in the 4th quarter with a median days-on-market was 12 days.

Prince William County Real Estate:

There were a total of 1112 single family residential sales in the Prince William County market in the 4th quarter, down from 1277 units sold in the previous quarter and up from 925 units sold during the same period in 2023. The median sales price was $600,000 with a sold price range of $190,000 - $2,425,000.  This is down from a median sold price of $612,500 in the previous quarter and up from $560,000 in the 4th quarter 2023. The median days-on-market was 23 days in the 4th quarter.  The median sold price as a percentage of the median original list price was 100%. 

There were 172 condominium unit sales in the Prince William County market in the 4th quarter 2024, down from 183 units sold in the previous quarter.   Sold prices have ranged from a low of $160,000 to a high of $599,900 with an median sold price of $415,000.  This is down from a median sold price of $429,000 in the previous quarter and up from $392,368 for the same period a year earlier.  The median days on market was 13 days in the 4th quarter with a sales-to-list-price ratio of 98%.
