Northern Virginia Market Update - 1st Quarter 2024

There were 3,561 single family residential properties sold in the Northern Virginia real estate market in the 1st quarter 2024. This is down from 3,939 units sold in the previous quarter and down from 3,861 units sold during the same period a year earlier.

The median sold price for single family residential properties in the 1st quarter was $759,000.  This is up from a median sold price of $725,000 in the previous quarter and also up from $685,000 for the 1st quarter 2023.  

Sold prices ranged from a low of $225,000 to a high of $14,750,000 in the 1st quarter.  Days-on-market ranged 0 - 856 days with a median DOM of 6 days.  The median sold price as a percentage of the median original list price was 101%.  

There were 1,482 condominium unit sales in the 1st quarter 2024, up from 1,469 units sold in the previous quarter and up from 1,441 units sold in the 1st quarter 2023.  The sold prices ranged $95,500 - $5,950,00 with a median sold price of $410,000.  This is up from a median sold price of $385,000 in the previous quarter and also up from $375,000 in the 1st quarter 2023.  The median days on market was 7 days in the 1st quarter with a median sold price as a percentage of the original list price of 100%. 

The Northern Virginia real estate market includes: Alexandria City, Arlington County, Fairfax County, Fairfax City, Falls Church City, Loudoun County, Manassas City, Manassas Park City, and Prince William County.

Alexandria City Real Estate:

There were 179 single family residential sales in the City of Alexandria in the 1st quarter 2024.  The sold prices ranged $500,000 - $3,868,840 with a median sold price of $921,900.  This is up from a median sold price of $885,000 in the previous quarter and up from $840,500 in the 1st quarter 2023.  The days-on-market ranged from 0 - 141 days with a median days-on market of 6 days.  The median sold price as a percentage of the original list price was 101% in the 1st quarter.     

The median sold price for condominium units in the City of Alexandria market was $399,000 in the 1st quarter with 241 units sold. The sold price range was $164,000 - $2,100,000.  This is up from a median sold price of $373,000 for the same period in 2023 and also up from $377,500 in the previous quarter.  The median sold price as a percentage of the original list price was 100% with a median days-on-market of 7 days.

Arlington County Real Estate:

There were 195 single family residential sales in the 1st quarter in Arlington County.  Sold prices ranged $280,000 - $3,344,475 with a median sold price of $1,200,000. This is up from a median sold price of $1,125,000 in the 1st quarter 2023 and up  from $1,165,000 in the previous quarter. Days-on-market ranged from 0 - 328 days with a median days-on-market of 7 days.  The median sold price as a percentage of the original list price was 107%.    

There were 257 condominium unit sales in Arlington County with a sold price range of $95,500 - $5,950,000 and a median sold price of $485,000.  This is up from a median sold price of $434,900 with 209 units sold in the previous quarter and also up from $440,000 from the same period in 2023 with 243 units sold.   Days-on-market ranged 0-321 days in the 1st quarter with a median DOM of 15 days. The median sold price as a percentage of the original list price was 102%.

Fairfax County Real Estate:

There were 1,521 single family residential sales in the Fairfax County market in the 1st quarter 2024.  The median sold price was $808,000, up from a median sold price of $762,000 in the previous quarter and up from $720,000 in the 1st quarter 2023 with 1,680 units sold.  The sold prices ranged from a low of $313,000 to a high of $14,750,000 in the 1st quarter with a median days-on-market of 6 days.  The median sold price as a percentage of the original list price was 101%.   

There were 552 residential condominium units sold in Fairfax County in the 1st quarter 2024, down from 574 units in the previous quarter and down slightly from 563 units sold in the 1st quarter 2023. The sold price range was $135,000 - $1,748,000 with a median sold price of $360,000.  This is up from a median sold price of $330,000 for the same period a year earlier and up from $341,830 in the previous quarter.  The median sold price as a percentage of the original list price was 103% with a median days-on-market of 6 days.

Fairfax City Real Estate:

There were 36 single family residential sales in the Fairfax City market in the the 1st quarter with a median sold price of $770,000.  This is down slightly from a median sold price of $799,000 with 48 sales in the previous quarter and up from $695,000 for the same period a year earlier with 29 sales.   The sold price range was $485,000 - $1,350,000 in the 1st quarter with a median days-on-market of 4 days. The median sold price as a percentage of the original list price was 104%.

There were 14 residential condominium unit sales in the 1st quarter.  The sold prices ranged $212,000 - $850,000 with a median sold price of $267,500.  This is up from a median sold price of $253,000 in the previous quarter with 15 sales. The median days-on-market was 7 days and the median sold price as a percentage of the median original list price was 96%.

Falls Church City Real Estate:

There were 15 sales of single family residential properties in City of Falls Church in the 1st quarter with a median sold price $1,125,000 and a sold price range of $625,000 - $1,836,000.  This is down from $1,370,000 in the previous quarter and also down from a median sold price of $1,232,000 for the same period in 2023.   The median sales-to-list price ratio based on the original list price was 98% in the 1st quarter with a median days-on-market of 4 days.

There were 11 condominium unit sales in Falls Church City with a median sold price of $341,000 and a range of $180,000 - $799,000.  This is down up from a median sold price of $480,000 in the 1st quarter in 2022 with 10 sales. The median days-on-market was 25 days and the median sales price as a percentage of the original list price was 97%.

Loudoun County Real Estate:

There were a total of 664 single family residential properties sold in the Loudoun County market in the 1st quarter 2024 with a median sold price of $825,000 and a sold price range of $285,000 - $2,975,000. This is up from a median sold price of $774,975 with 748 units sold in the previous quarter and up from $765,000 with 678 units sold in the 1st quarter 2023. The days-on-market ranged 0 - 555 days with a median DOM of 5 days. The median sold price to original list-price ratio was 101%.     

There were 226 condominium unit sales in the 1st quarter, up from 206 units sold during the same period in 2023.  The median sold price was $493,500, up from $484,500 in the previous quarter with 236 sales and also up from $449,533 in the 1st quarter 2023 with 206 sales.  The sold price range was $225,000 - $924,000 with a median days-on-market of 7 days. The median sold price as a percentage of the original list price was 102% in the 1st quarter.

Manassas City Real Estate:

There were 69 single family residential sales in the City of Manassas in the 1st quarter with a sold price range of $305,000 - $875,000. The median sold price was $542,000, up from a median sold price $510,000 in the previous quarter and up  from $495,000 for the same period in 2023.  The median days-on-market was 8 days in the 1st quarter with a range of 0 - 215 days. The median sold price as a percentage of the original list price was 101%.

There were 23 condominium unit sales in the 1st quarter with a sold price range of $177,500 - $510,000 and a median sold price of $291,000.  This is down slightly from a median sold price of $298,000 in the previous quarter and also down from a median sold price of $295,000 for the same period a year earlier.

Manassas Park City:

There were 38 single family residential sales in Manassas Park City in the 1st quarter.  The sold price range was $300,000 - $805,000. The median sold price was $462,500, up from a median sold price of $432,000 in the previous quarter and up from $439,950 for the same period 2023. The median days-on-market was 6 days in the 1st quarter and the median sold price as a percentage of the original list price was 97%.

There were 23 condominium unit sales in Manassas Park City with a sold price range of $273,000 - $518,990 and a median sold price of $449,990.   This is up from a median sold price of $325,000 in the previous quarter and also up from #325,000 in the 1st quarter 2023.  The sales price to list price ratio was 98% in the 1st quarter with a median days-on-market was 17 days.

Prince William County Real Estate:

There were a total of 848 single family residential sales in the Prince William County market in the 1st quarter, down from 925 units sold in the previous quarter and also down from 956 sold during the same period in 2023. The median sales price was $596,820 with a sold price range of $225,000 - $1,835,000.  This is up from a median sold price of $560,000 in the previous quarter and up from $535,000 in the 1st quarter 2023. The median days-on-market was 7 days in the 1st quarter.  The median sold price as a percentage of the median original list price was 100%. 

There were 136 condominium unit sales in the Prince William County market in the 1st quarter 2024, down from 166 units sold in the previous quarter.   Sold prices have ranged from a low of $197,000 to a high of $1,150,000 with an median sold price of $410,000.  This is up from a median sold price of $392,368 in the previous quarter and up from $370,000 for the same period a year earlier.  The median days on market was 7 days in the 1st quarter with a sales-to-list-price ratio of 96%.
